Roofing in Mashpee: what's different here

Mashpee borders Barnstable to the west and is about 15 minutes from our shop. Unlike the older Cape towns, most of Mashpee's housing was built after 1980, which means a lot of homes are hitting the age where original roofs, siding and decks need replacing at the same time. Mashpee also has more condo associations and planned communities than most of the Cape, including New Seabury and Popponesset, where exterior work often has to follow association design guidelines. We are used to working within those rules and coordinating with property managers.

Many Mashpee homes built in the late 1980s and 1990s are on their first or second roof. We do a lot of full replacements here and can match association-approved shingle colors in New Seabury and similar communities.

A Cape Cod roof works harder than almost any roof in the country. It takes nor'easters from October to April, salt air all year, blazing summer sun and freeze-thaw cycles that lift shingles and open seams. Most roofs we replace on the Cape failed early because of one of three things: shingles installed with too few nails for a high-wind zone, no ice-and-water membrane at the eaves and valleys, or ventilation so poor the plywood rotted from underneath.

Can you install new shingles over my existing roof to save money?

We do not recommend it and rarely do it. A second layer hides rotted decking, adds weight, voids most manufacturer warranties and shortens the life of the new shingles. A full tear-off costs a little more up front and lasts far longer.

How do I know whether my roof needs a repair or a replacement?

We look at the age of the roof, the condition of the shingles across the whole surface, and what is under them. A localized problem on a roof under 15 years old is usually a repair. Widespread granule loss, curling or multiple leaks on an older roof usually means replacement is the better investment.
